Anotace knihy

Kind and form of urban living and housing depend on supply- and demand-oriented parameters, which might develop differently at various spatial levels, e.g. from lifestyles at urban district levels through general conditions of national housing policy to globally available investment capital in the course of the latest financialization of housing markets. At a structural level, economic conditions, social and demographic factors, culture-specific living arrangements and other factors play a role for the interaction of demand and supply. Furthermore, we have to differentiate between housing submarkets: ownership or rental, private or public funded accommodations, specific criteria of location, size and facilities, apartments or houses, etc. Because of the immobility of the real estate itself (except for a few exceptions), living is always spatially anchored. Considering that 75-80% of urban population in Europe are located in city regions, changes of living preferences, housing supply and housing policies are significant for the development of urban space.Over the last decades, housing politics have deeply changed in Europe. In the post-war period, welfare state oriented housing, especially for lower income groups and/or households with children with corresponding attributes, has been widely spread, for example in terms of large residential areas in huge metropolises, which have been supported by public funds. Thereby, public housing could have been especially oriented on rental apartments (e.g. West Germany) or generating ownership (e.g. Spain). In many European countries in the 1990s started a withdrawal of public actors and a cession of housing to private companies. An actively operated public housing policy has not only in Germany been temporarily considered as unnecessary. Accordingly, public housing stocks have been liquidated and housing policy adjustment screws for the city development disappeared from the perception of the local policy.
